Fire Evacuation and Stay Put Policy

For Quintain Living residents 

Your apartment is designed to contain a fire and to prevent it from spreading to other parts of the building. This allows time for the fire service to arrive and take control of the fire.

If you do experience a fire within your apartment that you cannot control, it is essential that you leave the apartment immediately and do not pick up any belongings – when you leave, please ensure that the front door to your apartment is fully closed behind you – the front doors are fire doors that prevent the fire from spreading outside of the apartment and must be kept shut unless in use.

A critical point to note is that if you ever have any problems with your front door, for example, it isn’t fully closing, please let your Resident team know immediately and raise a case in your resident app. Do not tamper with the front door yourself.

In addition, you are required to visually inspect the fire sprinkler heads on your apartment ceilings for leaks on a regular basis. Do not attempt to tamper with the sprinklers yourself. Please notify your Resident team as soon as possible if you see any signs of leaks and raise a case in your resident app.

In the event of a fire, if possible, please activate the red emergency break glass box (left image) and make your way down the escape stairs by following the green running man signs (right image) and notify the front desk team – call the fire brigade on 999 to report the fire as soon as possible. The fire alarm is silent but rest assured, the management team are aware and will take the appropriate action.

STAY PUT POLICY 
If there is a fire in another part of the building, you will not necessarily be aware of this, however, you will be safe in your apartment, this is known as a STAY PUT Policy – upon arrival, if the fire service believes there is a risk of the fire spreading to other parts of the building, they will knock on the apartment doors that they deem at risk and ask you to leave the building by the fire escapes – remember that during a fire alarm scenario, the lifts will not be in use (the fire service can use the lifts for the purpose of evacuation).

We also have in place a PEEP system, this is a Personal Emergency Evacuation Plan – designed for any residents who need assistance to evacuate, for example, if they cannot use the stairs – then we will have created a PEEP for residents who need assistance, which is provided to the fire service upon arrival so that can assist with their evacuation. Please speak to a member of the Resident’s team if a PEEP is required throughout the tenancy so we can arrange it.

If there is a fire and you are in one of our social spaces, you will hear the fire alarm sound, and in most areas, there is also a flashing beacon to ensure there is a visual indication of the alarm for the hard of hearing or for anyone listening to their headphones – you must leave by following the green running man signs and down the fire exit stairs – do not return to your apartment.

For anyone needing assistance evacuating from a social space, for example, if you are unable to use the stairs, ​​​please call your front desk number and let them know where you are located. Depending on where you are, you'll find either a refuge point with an intercom system that allows you to call directly or a poster with the front desk number.

In rare instances, a fire incident may require the Fire Brigade to change the STAY PUT Policy to evacuate the building. While this doesn’t happen often, it’s important to be aware of the procedure if it does. In this instance, a fire evacuation alarm will sound on each floor (left image) along with a flashing light. Note that this differs from your apartment's regular smoke alarm sound (right image) which you will be familiar with from your weekly testing. Upon hearing it, you should exit your apartment using the nearest available fire exit. Keep in mind that elevators will be out of service during a fire alarm.
